SIMS 2 - Random Espiritu Estate crash

I have had this happen to me a few times and it is quite annoying tbh,
it happens on occasions when I enter the Espiritu Estate though entering the gate or even fast travelling to there.

BROKEN

Number strings like the simoleons balance and the time both disappear and the aspirations icon turns to white.
You will be able to enter all the rooms in the estate even if you unlocked them or not.

This is a very annoying bug because of how unpredictable this is and when it can happen is random.

Also to not that the D3D9 backend just crashes after you go from the character select screen and Vulkan has weird artefacts but can run from what I've played using that backend.
